Terms of Service - Wildlife

Base Service

Wildlife trapping is not guaranteed.

The service consists of five active service days. Active live traps are checked every day they are set, as required by Michigan DNR regulations.

We do not trap on weekends or major holidays, and our office is closed Saturday and Sunday.

Traps are secured open before any day we will not be at the property, at no charge. A trap secured open cannot hold an animal, so no animal is left in a trap when we are not there. Reactivation visits do not count toward the five active service days. A start late in the week or a holiday extends the schedule across more calendar days. You always receive five active service days.

The animals you select on the signed agreement are what you are reporting to us. We determine what to trap for based on what we find at the property.

In these terms, “we,” “us,” and “our” mean Regal Pest Control, LLC, and “you” means the customer signing the Wildlife Service Agreement.

No Guarantee

This service is an attempt to trap wildlife. We do not guarantee any wildlife will be caught.

Services are provided on a reasonable-efforts basis. We do not guarantee that wildlife will be trapped, removed, excluded, or prevented from returning, and we do not guarantee any portion of the services provided, including access to attics, roofs, or crawl spaces. We will attempt entry if our technicians determine it is safe and necessary.

Entry Points

We inspect for entry points at the initial visit, including any you describe or photograph for us. We cannot guarantee that every entry point on a structure will be found.

Seal-up is optional and carries an additional charge. We can address light rot or minor damage with appropriate materials. Wood that is too soft or deteriorated, or an opening that is too large, requires a contractor. We will tell you at the inspection which areas we can address and which require outside help.

Interior Trapping (Optional)

This section applies only if interior traps are set. If we trap from the exterior, you do not need to be home at all.

When animals are getting into an attic, we usually recommend interior trapping, and we will discuss it with you at the initial visit. It is optional. If you cannot be home, we trap from the exterior only and the program runs the same five active service days.

Interior traps have to be checked every active service day. If you choose interior trapping, you agree to an access window of at least four hours on each of the five active service days before any interior trap is set. The window must fall between 9:00 AM and 5:00 PM, Monday through Friday, so the latest start is 1:00 PM. It is a range we arrive within, not a set appointment time.

If you agree to a window and no one is there, we remove the interior traps and finish from the exterior, and that day still counts as an active service day.

Trap Placement and Quantity

The type, number, and placement of traps are determined solely by Regal Pest Control for safety, effectiveness, and compliance with applicable laws and regulations. Methods are selected based on the species, the location, and applicable Michigan regulations. If you want traps set beyond what we determine is appropriate, or the property requires broader coverage, that work is quoted in addition to the base price. See Pricing below.

Trap Safety

Do not touch, move, open, bait, cover, or otherwise handle any trap. Traps are set and serviced only by our technicians. Keep children and pets away from all trap locations for the duration of service. You are responsible for informing anyone else at the property of trap locations.

If a trap is moved, tampered with, damaged, or removed by anyone other than a Regal Pest Control technician, we may end the program without refund, and you are responsible for the replacement cost of the equipment. We are not liable for injury or loss resulting from tampering.

Pricing

The base price is $525 for five active service days at one single family home, using the number of traps we determine is appropriate.

A single condominium, townhome, or duplex unit qualifies for the base price only if service is limited to that one unit and you are the owner or occupant of it. Common areas, shared grounds, and any other unit are not included.

The $525 base price does not apply if service covers more than one home or unit, a shared building or grounds, an association or property management account, a rental portfolio, or a commercial property. Those are priced by estimate. Refer to your estimate if you have one. If you do not, contact us for an estimate before you sign.

If you request traps beyond what we determine is appropriate, or the property requires broader coverage, that work is quoted in addition to the base price and is discussed with you before it is performed.

Animal removal is $95 per animal removed from the property under a live trapping program, regardless of species. Two animals removed in the same visit is $190 total.

The $95 charge applies only under a live trapping program. For some species and situations the method we select is fully covered by the base price, with no per-animal charge. We will explain the method we recommend and any per-animal charge at the initial visit.

Seal-up, if requested, is quoted separately at the initial visit.

Payment and Cancellation

Payment is due at the time of service. The base price is due at the initial visit before traps are set. Per-animal fees, seal-up, and any other additional charges are due when that work is performed. We can send a payment link if you are not on site.

If we have agreed in writing to invoice your account, those terms apply instead.

You may cancel before the initial visit at no charge. Once traps are set, the base price is earned in full and is not refundable, whether or not any wildlife is caught and whether or not you use all five active service days.

Ground Burrows

Regal Pest Control does not fill, repair, collapse, or otherwise alter ground holes or burrows. We may note their locations, but addressing them is the property owner's responsibility.

Which Animals We Remove

The animals we are trapping for are removed from the property when caught, subject to the Pricing terms on this page.

Any other animal we catch is released on site unless you selected it for removal on your signed agreement. The animals you selected are listed under Your Selections on your signed copy. Those animals are subject to the same $95 per-animal fee under a live trapping program. Contact us before service begins if you want to change your selections.

Cats, dogs, and other domestic animals are released on site regardless of your selections. They are not removed from the property and no removal fee applies. Any animal we are not permitted to remove is released or handled in accordance with applicable Michigan DNR regulations.

Any skunk trapped under a live trapping program will be removed from the property and handled per Michigan DNR regulations, subject to the $95 per-animal fee, whether or not you listed it.

Scope of Service

This is a trapping service. We handle only the animals caught in our own traps. We do not remove dead animals found elsewhere on the property, and we do not open walls, ceilings, floors, or other building assemblies to reach an animal inside a structure. Odor, staining, carcass cleanup, and any related repair are not covered by this service.

Trap Removal and Extended Service

All traps are removed at the conclusion of the five active service days.

To continue trapping, you purchase another round at the same price as your original program. If your program was priced by estimate, the additional round is priced the same way.

Day-to-day trapping outside of a full round is not part of this service and is not guaranteed. During peak season, approximately April through October, it is not available. Off-season it may be offered at a per-day rate quoted at the time. Contact us before your program concludes to discuss options.

Limitation of Liability for Damage

Regal Pest Control is not responsible for pre-existing conditions, concealed defects, or damage resulting from wildlife activity, and shall not be liable for incidental, consequential, indirect, or special damages arising from wildlife activity before, during, or after service. Our total liability under these terms is limited to the amount you paid for the service.

Hold Harmless and Indemnity

You agree to indemnify, release, and hold harmless Regal Pest Control from and against any and all claims, including but not limited to personal injury or property damage, arising from wildlife activity, property conditions, or access to the property, except to the extent caused by Regal Pest Control's gross negligence or willful misconduct.

Authorization

You represent that you own the property or have authority to authorize wildlife services, and you grant Regal Pest Control permission to access the property to perform those services.

General

This agreement is governed by the laws of the State of Michigan. It is the entire agreement between you and Regal Pest Control for this service and replaces any prior discussions or representations. If any provision is found unenforceable, the remaining provisions stay in effect. We may update these terms, and the version in effect on the date you sign applies to your service.
