What a Work Order Covers
Work orders cover the pests residents report most. Some pests require a separate service and are quoted by estimate.
Also covered: carpenter ants, beetles (not wood destroying), crickets, earwigs, flies (not fruit or phorid), gnats (not fungus), mites, moths, sowbugs, springtails, weevils, and yellow jackets.
Ants, cockroaches, mice, and rats often need a two-week follow-up. If you want us to schedule it, include it in the work order. The follow-up is its own work order.
Requires separate service: bed bugs, fleas, fruit flies, fungus gnats, moles, and wildlife. We offer these by separate estimate. We do not offer mosquito or termite treatments.
Optional Services, by Separate Estimate
Many boards pair a work order plan with scheduled exterior work. These are quoted per building and listed separately on your estimate, so the board can approve them on their own.
Exterior perimeter treatment. Spring and fall, priced per building.
Property inspection. Ground-level inspection of every building, priced per building.
Rodent bait station program. Exterior stations serviced on a set schedule, priced by station count.
Common area treatments. Hallways, clubhouses, trash enclosures, and utility rooms.
Our technicians use Integrated Pest Management (I.P.M.). We look for the conditions that let pests in and thrive, like gaps at utility lines, landscaping against siding, and dumpster areas, then report them to management.
Fewer repeat calls from the same building means fewer work orders used and happier residents.

You pay one flat monthly rate for the whole property. When a resident reports a pest issue, you send us a work order and we send a technician. Nothing is scheduled until you send a work order. Your allowance resets on the 1st of each calendar month and there is no minimum to use.
No. The monthly rate covers the entire property named in your agreement. Optional services such as exterior perimeter treatments and property inspections are quoted per building and listed separately on your estimate.
One work order is one issue, at one address, on one day. Ants and wasps at the same unit are two work orders. Ants at 101 Main and ants at 105 Main are also two work orders, even if we handle both on the same trip. The common area counts as one address for the whole property. If you are unsure whether something counts, call us before you send it.
Whatever is easiest for you. Email us a PDF work order, call the office at 1-866-453-7221, or text us. If you call or text without a formal work order number, we'll record your name, the date, and how it was reported as the PO number. A work order sent by phone or text is billed the same as a formal one.
We are typically able to get out quickly, and some work orders are handled the same day. Weather and scheduling can affect timing, so we do not guarantee a response time. We are not an emergency service. When you send a work order, we'll give you the scheduled date.
Both. Most associations use their plan for exterior and common area issues, but interior treatment of a unit is included at no additional charge when the work order calls for it.
Additional work orders are billed at a flat rate, only when you request them. The rate is stated on your estimate before you sign. If you are consistently going over, we will let you know whether a larger plan makes more sense.
No. The allowance resets each calendar month. Send work orders when you need them. There is no minimum to use.
Your first month is invoiced on the day you sign. After that, invoices go out monthly, due within 30 days. There are no contracts and no cancellation fees.
The same day you sign. Coverage starts on signing, not on the 1st of the next month.
If management or the co-owner cancels a work order before we arrive, there is no charge and it does not count against your allowance. If a work order is not canceled and we arrive to find no access, a $95 service charge applies. It does not count against your allowance.
If rain or weather prevents us from treating, there is no charge and the visit does not count against your allowance. If weather affects a treatment right after it is applied, our technician decides at that time whether a free follow-up is needed and our office will schedule it.

Our bee poles reach roughly 15 to 20 feet, which covers most nests. Every nest is different. Our technicians carry extension ladders and bee suits, but we will not put a technician on a ladder at a highly active nest. If a nest is out of safe reach, we'll let you know.
By default, findings and recommendations are included on the invoice we send to the management company. We can also send them to another email on file or wherever you direct.
Call, text, or email us any time. There are no cancellation fees. Coverage runs through the end of the month already billed. Partial months are not refunded.
Yes. Certificates of insurance and additional insured certificates are issued once your agreement is signed.
For exterior work, no. No resident contact information is needed. For interior work, an adult must be present or management must provide access. Include the resident's phone number and email on the work order and we'll reach out to schedule, usually by text. If it's a landline, we'll call and leave a voicemail, and follow up by email.
Pesticides are pesticides and we think it is important to be straightforward about that. The products we use are applied at concentrations effective enough to control the target pest and should be treated with the same respect you would give any pesticide. Keeping residents, children, and pets out of treated areas during and immediately after application is one of the most effective ways to reduce exposure. Individual mouse and rat calls are covered by work order. For ongoing rodent pressure around ponds, dumpsters, or wooded edges, we offer a separate exterior bait station program priced by station count.
No. Work orders come from our customer, the association, which is usually through the management company. If a resident contacts us directly, we'll refer them to management. This keeps the board in control of what is approved and billed.
Monday through Friday, 8:00 am to 5:00 pm from April through October, and 9:00 am to 5:00 pm from November through March. You can email or text a work order any time. We'll pick it up when the office opens. We do not offer after-hours or emergency service.
Yes. Both are covered by work order.
Yes, at no additional charge. Note it on the work order.
When it helps document the work, yes. A large hornet nest removal, for example. Routine treatments like a spider spray typically do not need photos.
Yes. Move up or down any time. The new plan takes effect the following month.
